The
key to marketing real estate is to properly price the property.
A professional appraisal will give you an in-depth analysis of the
property, the surrounding community and recent sales of comparable
properties and any other factors that would affect the value or
marketability of the property.
Having
the property appraised prior to placing it on the market will help
you to develop a marketing strategy. The appraisal will give you
an insight as to how a lender will look at the property and will
make you aware of any deferred maintenance that may have to be addressed
to meet certain lending guidelines. The appraisal will indicate
if the property meets HUD/FHA minimal property standards and if
the property is eligible for FHA financing.
The
appraisal report will also give you an indication as to how a buyer
will compare your property to similar homes that have recently sold
in your neighborhood or market area.
Properly

advertising expense. Most professional real estate agents will suggest
a pre-marketing appraisal.

Spending the money up front to have
a property appraised that you are considering purchasing could save
you a considerable amount of time and money. A professional appraisal
will give you a clear view of the properties current market value
as of the day of the inspection. The report will address any deferred
maintenance that may have to be cured for financing and will also
address any other issues that may affect the value or marketability
of the property like external obsolescence (commercial/industrial
businesses in the neighborhood, abandoned houses, located on a heavily
traveled road, etc.) or environmental issues or concerns (wetlands,
chemical waste sites, underground storage tanks, etc.) The report
will indicate if the property meets HUD/FHA minimal property standards
and if the property is eligible for FHA financing.
It may be possible to use your pre-purchase
appraisal for obtaining a mortgage for the property.

appraisal organizations and associations we have access to the most

Our Appraiser's are on the FHA Roster
and very knowledgeable of the FHA Homebuyer Protection Plan, HUD'S
minimum property standards and the 203K program. We also have a
thorough understanding of CRA and Bond Programs.

are on the cutting edge of technology being completely digitialized
with the most up to date appraisal software available. We were one
of the first appraisal companies in the area to be able to send
appraisals via EDI. If you have internet access we can provide the
complete appraisal report to you electronically including pictures,
maps and signatures saving mailing time.
Before
a report is mailed out or EDI an internal compliance review is done
by our Office Manager who has an extensive background in processing
and underwriting conventional, bond and government loans.
